01. One on one with Shawn
Getting to know you is a key step in this journey. My goal is to understand your needs, wants, desires and expectations. What is your motivation to buy? What price range? What is your timeline to move? Where would you like to move? What features are you looking for? What are the non-negotiables? In this one on one, we discuss what’s important to you and ultimately agree on guiding principles and rules of engagement.
02. Determine Affordability
Getting an early start to find out what you can afford is extremely beneficial for you. A mortgage professional will help analyze your financial health to measure your qualifications – this includes pulling your credit report. The outcome of the process will give you an idea of how much you can borrow comfortably. Make sure you get qualification for the loan.
03. Understanding the Market
With today’s market conditions, it’s important to educate you on the current market dynamics, supply and demand, trends, metrics and most importantly knowing recent activities within a neighborhood, the timing and seasonal considerations of purchasing a property.

05. Finding a Dream Home
Finding your dream home is one of the most exciting part of the process! Together, we browse and review listings, attend open houses, arrange showings to narrow down properties of interest in the desired neighborhood. I network with agents globally to uncover new and off-market properties that best suit your requirements. Did you know that our website is connected to a search engine? Click the drop- down menu located at the top right button and select “Home Search”. You can create your own login to customize your search.
06. Offer Preparation & Negotiations
Part of my best-in-class service is to prepare an offer on the property you’ve selected. We take extra care in reviewing all documents and more importantly highlight your strength as a buyer. We negotiate to optimize price, terms, handle objections and accept/counter offer to protect your interest as a buyer.
07. Offer Acceptance & Fulfill Conditions
Upon acceptance of your offer, we execute the agreement and meet deadlines to fulfill all conditions (if any). This is a critical step in the process where we take extra caution and conduct our due diligence on all terms and conditions like property inspection and financing and provide a list of tried and true venders. I will conduct a buyer’s visit to do a final walk-through prior to closing.
On closing day, we finalize all legal documents including confirmation from your mortgage broker and the title company to transfer title from seller over to you. Once written confirmation is received, you obtain your keys, celebrate and welcome you to your dream home!
